Why New Flooring Boosts the Value of Your Home

In the end, what option should you choose? When long-term value and refinishing potential matter most, choose engineered or solid hardwood. If budget, scratch resistance and simple care are more important, laminate is a smart choice.

Hardwood continues to be one of the features many buyers look for. Engineered wood offers the same appeal and better stability for our climate. If your budget is tighter, luxury vinyl plank can create a similar modern look at a fraction of the price.

First of all, check the moisture level in your basement. A basic moisture test such as taping a plastic sheet to the floor for a day or two can show whether moisture comes through. Solve any leaks before installing any floor.

The first step is to look at the way you live in each space. A high-traffic hallway requires something tough and easy to clean, whereas a guest room can prioritize warmth underfoot. Kitchens work best with waterproof products such as luxury vinyl plank or tile.

When shopping for new floors, they usually focus on colour, the style and price. But what goes under the boards plays an equally important role. A good underlayment can make a big difference in how the floor feels, noise levels and protection against moisture, while it helps your new floor perform better.

Choosing the right floor is among the most significant decisions you can make during a renovation. Here in Canada, the selection is even more important because our floors must withstand freezing winters, muggy summers, slush and salt brought in from outside.

Tile remains extremely durable, though it tends to feel cold if you do not combine it with a heated floor system. Wall-to-wall carpet, meanwhile, feels warm yet can trap moisture, so rugs over a hard floor tend to be a safer bet.

If you are choosing wood flooring, two materials almost always top the list: laminate flooring and natural hardwood. Each of them can be attractive, however they differ a lot when it comes to cost, durability and lifespan.

Consistency matters too. A mix of materials from room to room can make rooms appear smaller. Installing one continuous floor in open-concept spaces produces a sense of flow that looks great in listing photos.

Buyers notice floors right away. Old, stained carpet, scratched hardwood or cracked tile create the impression that the house requires repairs. Meanwhile, new, consistent flooring can make a home feel move-in ready, which often helps attract more buyers.

Engineered wood is another option when you prefer real wood. Because of its cross-ply structure, it resists moisture swings much better than solid hardwood, which is a poor choice below grade. Use a proper vapour barrier for the best results.

Its first role is noise control. Floating floors often sound loud if installed directly on the subfloor. The right underlay reduces footstep noise, which is especially important in condos where condo boards often demand specific acoustic ratings.

Can you use laminate in a kitchen or bathroom? Newer water-resistant laminates can be a good fit for kitchens, if water is cleaned up right away. Wood may also be used in a kitchen with care, however in bathrooms, vinyl or tile remain the better options.

Climate plays an important role. Traditional solid wood expands and contracts between seasons, which means it is best installed with proper acclimatization and a good humidifier in winter. Engineered hardwood provides the same natural look with improved resistance to movement, which makes it a smart option in our climate.

Vinyl plank and vinyl tile have quickly become a favourite in wet areas. Water-resistant cores guarantee that splashes will not ruin the floor if cleaned up promptly. LVP is also warmer under bare feet than tile, something a real plus in the cold season.

Cost is also a key factor. Laminate offers a realistic wood look at an affordable cost, while vinyl combines value and excellent water resistance. Don’t forget to include underlayment, transitions, and professional installation when comparing prices.

Underlayment also smooths out minor imperfections beneath the floor and provides a bit of softness underfoot. Keep in mind, however, it is not a substitute for proper subfloor preparation: major unevenness need to be corrected before installation.

If you are thinking of selling in the near future, or even if you are looking to enjoy your home more, updating your floors is one of the best upgrades to consider. Your floors take up nearly the entire surface in every room, which means they have a huge impact on first impressions.

Porcelain and ceramic tile stay a classic choice. It is extremely water-resistant, scratch-resistant and offered in endless designs, from wood-look planks and marble and stone looks. Look for a slip-resistant finish for safety, and think about radiant heating for extra comfort.

Finishing a basement is a great way to increase the usable space and resale value in your house. Yet below-grade spaces present unique challenges: cold concrete, humidity and colder floors. Choosing the wrong flooring can lead to mildew, official statement swelling and wasted money.
